This old axiom reminds us that there is a difference in the value of something we can hold in our hand today vs. the same thing we might  receive tomorrow.

When money and investments are involved, this concept is known as the
Time Value of Money, a fundamental financial concept which forms the basis for the valuation of every kind of investment.

Whether you are a financial planner, an accountant, a real estate professional, a mortgage broker or a private investor, knowing how to value the cashflows flowing from an investment is the basic skill required for investment success and is also at the core of professional competency for financial advisors.
